ADA COUNTY

MEDIAN SALES PRICE —

  • Prices of resale homes aged 20 years or more increased in March. The average square footage of these older resale homes was 50 square feet larger on average which may be part of the reason prices of these homes rose slightly in March.
  • The most affordable homes sold in Ada County in March were 11-20 year old resale homes in Kuna ($450K on average) and homes 20 years or older in Star ($460K on average).

HOMES SOLD —

  • March recorded the highest number of sales for both new and resale homes in 2026 so far, with new homes making up 45% of Ada County sales—the highest share this year.
  • Looking at changes in the number of homes sold month-over-month across Ada County (shown below), Boise, Eagle, Kuna, and Meridian have seen increases from January to February and February to March 2026. After a dip earlier in the year, the number of homes sold in Kuna increased 47% from February to March.

PENDING SALES —

  • This is the fourth month in a row that pending sales have increased in Ada County. 54% of homes in pending sales are set to close in April. The number of homes currently set to close in April is more than the number of homes sold in Ada in February. 
  • There are currently over 200 homes set to close in May which may indicate strong sales volume in Ada coming in both April and May.

INVENTORY —

  • 45% of current inventory was listed in March, with 32% of those homes being resale properties 20+ years old—a segment that typically sells within a month. Most of these older resale listings are located in Boise. 
  • 21% of homes currently in inventory have been on the market more than 90 days. 30% of these homes currently in inventory are new homes in Meridian, including 11 in the Sagarra subdivision.

DAYS ON MARKET —

  • The majority of homes that were sold after being on the market 24 days or longer (81%) experienced a price cut before being sold in March.
  • Homes in Boise and Eagle were sold on average after 31 days and 36 days on market (respectively). This is nearly half the days on market of the average home sold elsewhere in Ada County in March.

CANYON COUNTY

MEDIAN SALES PRICE —
  • The median price of younger resale homes aged <1-5 years decreased by 16% in March (to $455,950), this was after a large increase in February. 
  • The median price of homes aged 31-50 years decreased by 17% (by $70,000) this month, this is notable because there was also an increase in the number of homes sold this age

HOMES SOLD —

  • 452 homes sold in March, this is the most homes to sell in one month since October. Despite the increase, the distribution of homes sold in each city remained the same. The distribution of homes sold in each age category remained similar as well. 
  • 53% of sold homes were new. The number of new homes sold in Middleton has been steadily increasing in 2026. 35% of these homes were located in the Meadows at West Highland.

PENDING SALES —

  • 788 homes were pending sale at the end of March. 56% of these homes were new.
  • 430 of the pending sales are expected to close in April.
  • The median price of these homes pending sale is $447,700 which is slightly higher than the median for all homes sold in March. 
  • The average DOM for houses pending close is 40 days.

INVENTORY —

  • In addition to the sales going up in March, the number of houses on the market at the end of the month also increased.
  • Eight houses have been on the market for over a year. Most of these homes are in either Caldwell or Middleton and are either waiting to be built or 81 years or older.

DAYS ON MARKET —

  • Average days on market remained similar to February (about 59 days).
  • When not accounting for new homes, the average DOM is 38.1, this is 9 days shorter than last month.
  • The average DOM of newer resale homes decreased by almost four weeks (26 days) in March, homes 6-10 years old were also on the market for about 3 weeks (23 days) less on average compared to February.

ADA COUNTY

MEDIAN SALES PRICE —

  • Resale homes aged 11–30 saw higher sales in February, with prices holding steady from January ($540K in January to $542K in February). New-never occupied homes also increased in February, with prices rising slightly ($549K in January to $555K in February).
  • Boise and Meridian were the only Ada County cities with homes selling under $400K in February, with 34 in Boise and 14 in Meridian.

HOMES SOLD —

  • Resale homes aged 11–30 rose 60% this month, driven by Boise and Meridian, while other age groups remained steady. 
  • New-never occupied homes increased 30%, boosting overall new home sales, with gains in Eagle, Kuna, and Meridian.

PENDING SALES —

  • 53% of homes currently pending sale are set to close next month. These homes are majority resale homes (54%) and 67% are located in either Boise or Meridian. 
  • If things remain as they are, the number of homes pending to close in March 2026 is larger than the number of homes sold in February 2026 in Ada County. This means we will likely see increased sales numbers for Ada next month.

INVENTORY —

  • 39.7% of inventory was listed in the past month. February listings skewed more toward resale homes (52%) compared to older inventory (37%). 
  • There is a segment of resale homes in Boise (~50 homes) added this month that will likely be sold in the month of March based on average DOMs for similarly aged homes sold in February.

DAYS ON MARKET —

  • Average days on market for resale homes between 11-20 years old decreased by 14 days in February. 
  • Price does not appear to be the main driver for how long a home stays on the market before sale in Ada County (shown below). It appears factors like location and age are better predictors.

CANYON COUNTY

MEDIAN SALES PRICE —
  • Median sales price remained mostly similar in February ($441,990).
  • The median price of homes <1-5 years old increased by 31%, this was also accompanied by an increase in the number of homes sold at this age group.
  • Homes older than 20 years tend to have lower median prices than younger homes.

HOMES SOLD —

  • The increase in sales from January to February was similar to the increase between January and February of last year.
  • Half of the homes (51%) sold were new, this is about 5% higher than the 2025 average.

PENDING SALES —

  • The number of homes pending sale was higher in February than in January (702), the median price of these homes is $454,990.
  • 63% of the pending sales are for new homes with a median price of $471,469. 
  • The median price of pending resale homes is only $418,950.

INVENTORY —

  • The median price of homes in inventory increased by 5% which is the same increase of the median price of sold homes. 
  • About 40% of homes on inventory were added in February, the rest have been on the market for an average of 102.3 days.
  • Half of the homes on the market are in Nampa.

DAYS ON MARKET —

  • The average days on market for February remained similar for the third month in a row.
  • Though Caldwell and Nampa sell the most amount of homes in Canyon County, the average days on market of homes sold in Caldwell is almost two weeks longer than the average of homes sold in Nampa (71 and 58 days respectively).
